Rocky Mountain Commercial Real Estate member firms manage commercial buildings across Colorado for owners who would rather hold the asset than the keys. From complex contracts to market research, we take the day-to-day tasks of commercial property management off your hands.
Members bring decades of commercial property management experience, and the broker handling your building is the one who works that market. Retaining tenants, preserving asset value and keeping the building operating efficiently are the standing priorities, with reliable service behind all three.
Many owners do not have the time to advertise and show space, do not want to work through Colorado landlord and tenant law, and do not want to be the number a tenant calls at two in the morning about a burst pipe. That is the work members take off your hands. Leasing, maintaining and marketing office, retail and industrial property all sit inside the same service, handled by someone who already knows what the building down the street is charging and which contractors in town actually turn up.
What management covers
- Marketing, including vacancy postings and prospect tracking
- Leasing, including applications, tenant screening and lease preparation
- Maintenance, including supervision, repair and 24-hour emergency response
- Rent and collections, including invoicing, follow-up and legal action where needed
- Accounting, including expenses, financial reports, cash flow analysis and CAM reconciliation
Keeping the building leased
Vacancy is the single largest cost in a commercial building, and it is easier to prevent than to fix. Members track prospects continuously rather than starting from nothing when a tenant gives notice, and they post vacancies where the buyers in that market actually look, which is not the same channel in Grand Junction as it is in Steamboat Springs.
When an application comes in, the broker handles it end to end. That means screening the covenant properly, checking the business behind the name, preparing the lease, and negotiating the terms that matter over the long run: escalations, renewal options, who pays for what. A lease signed quickly on weak terms costs more than a vacancy carried for another month.
Renewals get the same attention. Members know local rents because they are brokering local deals, so a renewal conversation opens from a defensible position rather than from whatever the last lease happened to say five years ago.
Maintenance and the day-to-day
Members supervise maintenance and repair across the building, coordinate vendors, and run a 24-hour emergency line so an incident is handled before it becomes a claim. Insurance is overseen as part of the service, and scheduled work is planned around the building rather than around a vendor’s convenience.
Colorado buildings carry conditions that a remote manager tends to underestimate. Roof loading, freeze damage, snow removal obligations written into leases, and a short window for exterior work all need planning in advance. A broker based in the market has been through the season before and has the contractor relationships to get work booked when capacity is tight.
Rent, reporting and accounting
Rent is invoiced and collected on schedule, with follow-up where payment slips and legal action where it becomes necessary. Property expenses are paid on your behalf, and you receive financial reporting that shows the building’s actual position rather than a summary.
Standard reporting covers income and expense registers, cash flow analysis, tenant charges and tenant detail including lease summaries and delinquency. CAM is reconciled so recoverable costs are actually recovered, which is where owners most often lose money quietly over a full year. Additional reports are available on request, and members will work to the format your accountant or lender already uses.
Property types we manage
Members manage office, retail and industrial property across Colorado, including multi-tenant centers, single-tenant net lease assets, warehouse and flex space, medical office, and mixed-use buildings. Whether the asset is one suite or a center with a dozen tenants, the same broker stays with it.
Why local management holds up better
Management sits with the RMCRE member who holds that market, not with a regional office several hours away. That broker knows the comparable rents, the vendor pool, the local authority, and the businesses that might take space when a unit comes free. They are also brokering sales and leases in the same town, which means the intelligence flowing into your building is current rather than quarterly.
Members work cohesively as a team across the network, so an owner holding property in more than one Colorado market gets consistent standards and reporting without handing the whole portfolio to a single distant manager who knows none of the markets well.
Selecting a commercial property management professional is really about finding a specialist willing to learn your business. Our clients rest easy knowing their properties are in good hands, and the relationship is built to run for years rather than for a lease term.
