Commercial Property Brokerage in Colorado

Sale and lease of office, retail, industrial, investment property, land and ranches across Colorado, acting for property owners and for tenants.

Rocky Mountain Commercial Real Estate is a group of independent professionals handling the sale and lease of office, retail, healthcare, industrial, investment property, land and ranches across Colorado, acting for property owners and for tenants.

Member brokers have met high standards of expertise and recognition in their field, and each brings years of transaction history in the market they work rather than a territory they were assigned. Shared analytics, direct networking between firms and a combined property portfolio mean our full-service partner brokerages operate as one group on behalf of every client.

Commercial property in Colorado is competitive and often complicated. What moves a deal forward is rarely on the listing sheet. It is knowing which parcel already has utilities run to the line, which landlord will negotiate on term rather than rate, which tenant is quietly outgrowing a building two blocks away. Our members hold the in-depth market perspective of a local firm alongside the analytical capability of a national company, and that combination is what a client needs on a transaction that turns on local detail.

Brokerage capabilities

Members provide a full range of commercial brokerage work, from a single lease renewal through to a portfolio disposition:

  • Investor representation
  • Tenant and user representation
  • Retail leasing services
  • Acquisitions and dispositions
  • Site selection and feasibility analysis
  • Income and investment property
  • 1031 exchanges
  • REO and distressed assets
  • Asset management
  • Entitlements and development management
  • Financing introductions through our affiliate lenders

Property owner representation

Acting for owners, our member brokers build a marketing strategy that positions the property correctly for its market rather than for a national average. The work opens with a comparable market evaluation, which sets a defensible asking position, and a strategic action plan that says who the likely buyer or tenant is and how they will be reached.

From there the broker runs the campaign through to a completed lease or sale. That includes qualifying interest before it reaches you, structuring terms, and holding the line through inspection and financing. Where an owner is selling into a 1031 exchange, the broker works the clock backward from the deadline so the replacement property is identified in time. Where the asset is distressed, REO, or carrying a tenancy problem, members have handled that situation before in the same market.

Tenant and buyer representation

Acting for tenants, our member brokers start with the business problem rather than the available space. They advise on how to solve it, then help design and implement a growth strategy around it using statistical and demographic analysis of the market you are moving into.

For buyers and tenants alike, the work begins with your objectives and runs through every viable alternative before a shortlist forms. That means buildings that are not openly marketed as well as the ones that are, because members trade information across the whole group before a listing goes live. With teamwork across experienced and veteran brokers, you are represented by a specialist in the geographic market you are buying into, not by a generalist working from a screen in another state.

How the network changes a transaction

Because our members are brokers from markets across Colorado, clients see opportunities that do not reach other commercial brokerages. RMCRE holds one exclusive broker per market. The person representing you is the person who works that ground every day, and the reach of the whole network sits behind them.

That matters most in two situations. The first is a seller in a smaller market who needs buyers from outside it. A building in Delta or Alamosa reaches investors working from Denver to Durango the moment a member firm takes the listing, because the other member firms carry it. The second is a buyer working several markets at once, comparing an industrial site on the Western Slope against one on the Front Range. Rather than starting a new relationship in each town, you work through one broker who brings the others in.

Members also meet quarterly and publish market reports by county, so the figures behind a pricing conversation are current and locally sourced rather than pulled from a national index.

Brokerage is one part of the service

Alongside brokerage, RMCRE members provide property management, investment, development and consulting services. An owner who buys through the network can have the same firm manage the building afterward. A developer who acquires a site through a member broker can keep that broker through entitlement and pre-leasing. Nothing has to be handed off to a stranger at the point where the relationship starts paying off.

Building relationships based on trust sets the framework for how members represent clients on every transaction, whether it is a first lease or a fourth acquisition.
