Roaring Fork Q2 2026 Real Estate Market Update

The Roaring Fork Valley market remains highly segmented, with softer conditions in the middle residential price range and continued strength in office, industrial, and flex space.

Residential Market

Residential activity in Carbondale and Glenwood Springs is strongest at the high and low ends of the market. Inventory in the approximately $1.5 million to $2.5 million range has softened considerably, creating a more favorable environment for buyers.

At the high end, quality product continues to move. In Basalt, Lake Modern condos priced at approximately $1,500 per square foot, or around $4 million, have been selling quickly.

Office Market

Office demand remains notably strong in Glenwood Springs. Over the past eight years, the area has added approximately 3,000 new residential doors without corresponding new office development, contributing to a tight office market.

Recent leasing activity illustrates that demand. After Aspen Valley Hospital vacated a full third floor in a local office building, two tenants began competing for the space. Class A office space is achieving lease rates around $25 per square foot plus triple net—approximately $37 per square foot all-in—among the highest office rates currently seen in Glenwood Springs.

Industrial & Flex Market

Industrial and flex space continues to perform well, supported by limited supply and ongoing construction activity tied to the Aspen-area economy.

A 12,000-square-foot flex warehouse in the Valley was fully leased within one month to five separate tenants. Class B flex space is achieving approximately $25 per square foot gross. New Class A flex product in Glenwood Springs is leasing at approximately $27 per square foot plus triple net, or roughly $32 per square foot all-in, with five of six available spaces already leased.

Market Outlook

The current market reflects a clear divide. Mid-range residential inventory is facing slower absorption, while well-located office and industrial/flex product continues to draw strong interest and support elevated lease rates. For owners, tenants, investors, and developers, the opportunity lies in recognizing the distinct supply-and-demand dynamics across property types and price points.
