PUBLIC POLICY CHANGES

The newly formed Colorado Short-Term Rental Alliance (COSTRA) aims to unify and advocate for the state’s STR community, addressing legislative and regulatory issues amid declining international tourism and potential tax increases. With new proposals potentially burdening Colorado vacation homeowners, local vacation homeowners must be aware of the tax and financial environment and how best to succeed as a vacation home owner.

The Summit County government has activated the waitlist for short-term rentals (STRs) in the Upper and Lower Blue Basins, marking a significant change for property owners in those areas. Licenses are now available for application in the Lower Blue, and officials anticipate the Upper Blue Basin to follow soon after. This development allows homeowners on the waitlist to potentially obtain a license and legally operate short-term rentals, opening up opportunities for income generation.

DEVELOPMENTS

A Nordstrom Rack is slated to open in Dillon Ridge Marketplace in the former Bed, Bath & Beyond location by the fourth quarter of 2026, thanks to an economic development agreement in which the town will remit 50% of sales tax revenue to the company for ten years up to $950,000.

Frisco’s high-end condominium market is experiencing growth, with two new Main Street developments, 9097′ Flats and Prime Lofts, bringing a mix of luxury residences and commercial space to the town. Both projects offer upscale amenities and some deed-restricted units, and are seeking to add to Frisco’s image. Units range from around $1 million up to over $3 million, making Frisco a prime location for high end living. These units are sure to be some of the nicest condos in the county.
