Chaffee County Market Update

Chaffee County’s real estate market during Q1 has shown mixed results through January 2026 compared to the same period in 2025. Commercial real estate activity strengthened significantly in terms of sales volume, increasing 90.6% to $2,318,000 despite transaction count declining from three sales to two.

In the residential market, total sales volume decreased 13.7% year over year to $46,684,770, while the average residential sales price climbed 16.6% to $819,031, reflecting continued strength in home values. Residential transactions declined from 77 to 57, and the average Days on Market increased from 80 to 108, indicating a slower pace of sales compared to the previous year. Local sales tax collections remained positive overall, with total sales taxes increasing 5.6%, supported by gains in restaurant and food services, manufacturing, information, real estate, rental and leasing, and other sectors.

Overall, while transaction activity has moderated, rising home values, strong commercial sales volume, and continued growth in local tax revenues suggest Chaffee County’s market remains resilient.
