If you are looking to enter the market, keep in mind that overall commercial inventory remains incredibly low—often with fewer than 15 to 20 commercial properties listed for sale citywide at any given time. While long-term buyer demand remains fundamentally robust, local brokers note that buyers are applying significantly more pressure on pricing, returns, and operating expenses than in previous years.

Sector Performance Breakdowns Light Industrial & Warehouse: This is the tightest segment in town. Spaces fetch premium prices—routinely between $300 to $400 per square foot—due to complete lack of supply.

Downtown Retail & Restaurants: Prime storefronts along Lincoln Avenue experience near-zero vacancy but are heavily dependent on seasonal tourism spending. A lighter-than-normal winter season slightly cooled retail sales tax velocity, forcing investors to look more closely at real tenant operating costs.

Office & Coworking: Standard office spaces face a softer market compared to industrial space. To meet flexible demands, more spaces are shifting to coworking formats.
