In August, RMCRE’s Carbondale broker Scott Dillard closed on the $3.2 million purchase of Sundance Storage, a 48-unit indoor RV and boat storage facility at 2294 Tall Grass Drive in Grand Junction. The property was structured as an investor syndication, with Dillard leading the acquisition and taking on ownership and operations directly rather than simply brokering the sale.

What makes the deal particularly interesting for investors watching the Western Slope: the site has room to grow. Dillard is planning a construction addition of roughly 10,000 additional square feet of large-format storage on the property — units sized for today’s bigger RVs, boats, and trailers, a segment where well-located indoor space is chronically undersupplied in the Grand Junction market. It’s the kind of value-add most buyers would only spot on paper. Dillard is building it.

For Dillard, Sundance is less a departure from his brokerage practice than an extension of it. Based in Carbondale, he’s spent his career on the commercial side of Western Slope real estate — but he’s also the owner and operator of Silt Jumbo Storage, another Colorado storage facility he runs day to day. That combination is rarer than it sounds: most brokers who work storage deals have never had to fill a unit, chase a late payment, or plan a facility expansion themselves.
