Chaffee County’s real estate market through September 2026 (YTD) has shown mixed results compared to the same period in 2025. Commercial real estate activity slowed, with sales volume decreasing 19.9% to $10,291,500, while transaction counts declined from 20 to 6.
In the residential market, total sales volume decreased 3.6% year over year to $226,138,817, while the average residential sales price increased 3.1% to $793,470, reflecting continued stability in home values.
Residential transactions declined from 305 to 285, and the average Days on Market increased from 61 to 82, indicating a slower pace of sales compared to the previous year.
Local sales tax collections remained positive overall, with total sales taxes increasing 5.7% to $9,832,088, supported by growth in retail, restaurant and food services, real estate, rental and leasing, construction, information, and other sectors.
Real estate, rental and leasing saw a particularly strong increase of 41.9%, while manufacturing experienced a slight decline of 2.6%. Overall, while real estate transaction activity has moderated and properties are spending more time on the market, steady residential prices and continued growth in local tax revenues suggest Chaffee County’s market remains resilient despite a slower real estate market.
